opening, each tenant will supply the first month’s rent
and a security deposit equal to one month’s rent.
Sales Tax Permits
In addition to personal information on each lease, we require
each tenant to provide a copy of the certificate from the
State of Texas proving that sales tax will be collected and
reported to the state. It only takes a few minutes to get
this permit. Merchants who do not have this form can apply
for one at:

The Marketplace has liability insurance for our own equipment
and operations. We strongly suggest that each merchant obtain
renters and liability insurance for their area from their
own sources. Marketplace insurance will not cover merchants
for theft, damage, liability, or any other losses incurred
at the individual’s places of business. Merchants may
use our insurance carrier for a quote.
Equipment and furniture
The Marketplace does not store or sell furniture or display
cases for merchant spaces. Each merchant is encouraged to
ask other businesses in the Marketplace for supplies, fixtures,
shelving, and other furniture.
There is space in the front and rear and along the wall of
the building available for rent by the square foot. The cost
is between $4.00 and $5.00 per sq. ft. depending on location.
Tenants are required to construct and maintain their own space,
including walls, electricity, ceiling, floor, and furnishing.
There is also a one-time construction fee at lease signing.
All spaces must be inspected by the City of Austin
We are always changing, so we are accepting names for a waiting
list as they become available. Submit your name at the Information
Booth and we will notify you about spaces that become open.
We give first priority to existing tenants, then new businesses
interested in space.
At this time, we cannot rent space outside the building
for the sale of food or other merchandise. No Exceptions!
